Formula to estimate the annual ad valorem property taxes is as follows:


Property Sales Price times 90% (0.90) = Estimated Assessed Value
Estimated Assessed Value less $25,000* = Estimated Taxable Value
Estimated Taxable Value times Millage Rate = Estimated Property Tax
Example: Property with a $300,000 Sales Price in Pasco County
$300,000 x 90% (0.90) = $270,000 Estimated Assessed Value
$270,000 - $25,000 = $245,000 Estimated Taxable Value
$245,000 x 0.018 = $4,410 Estimated Property Tax

The millage rate varies depending on where the property is located. Averages by county are as follows (please check with the respective tax collector’s office for the exact millage rate for a specific property):
